Our goal is to provide more conservative leaning investors an opportunity to invest in a commodity based asset that still can be considered one of the most needed resources in the world today.  We truly believe that prudent house designs accompanied with “Safe Haven Home” design concepts will offer the public one of the most needed type homes in the world today.  Moreover, by offering such packages in various house sizes and price ranges, we hope to attract both first time home buyers as well as the more capable.

To accomplish the above stated goals, we offer three investment vehicles.  They are as follows:

1)  Invest a minimum of $500 in the building of a “Smart Home” featuring “Safe Haven Home” design criteria in a safe retreat and refuge area of the country. This investment would comprise a collective of individuals who become fractional owners of such a project.   It is anticipated that return on investment (ROI) would be the quickest on such a project.  This will most likely pertain to a single family “Smart Home” constructed with Safe Haven Homes design protections. We would project a one year turn-around time frame.

2) Invest a minimum of $1,000 for developing a Safe Haven Home project which involves significant land development.  This would most likely involve the longest time of project completion due to the need of land acquisition, large project permitting, infra-structure development, etc.  Time completion will be very dependent on expedient capital infusion for success.  This investment will require a minimum 5 year time commitment.   

3) Wholly invest in a single family “Smart Homes” project featuring “Safe Haven Home” design criteria.  This type of investment will require the largest capital allocation due to involvement with a complete house build.  We assume a two year commitment to completion.

Investment #1 involves individual house projects that are best described in the building industry as a “spec house build”.  These are typically single family houses built per unit.  As such, we would build a single family “Smart Home” using “Safe Haven Home” protective features.  Upon completion, such a house would be placed on the market for sale.  We anticipate an average return of 5-10% (or greater, dependent on market conditions) yearly.  As funding for this segment increases, so will the number of units that can be built.   $500 minimum investment amounts are allowed  for a of one year commitment.

Investment #2 offers investing into “Safe Haven Communities” development.  This involves investing into the development of large tracts of land to produce the archtype “Safe Haven Community”  To more fully comprehend the goal of this program, please read the link “Safe Haven Communities” by CLICKING HERE.  In this program, our goal will be to seek fairly large acreage tracts that need development.  As such, initial development of such communities often require significant capital investment for infrastructure completion.  it is our hope to moderate these initial outlays by building limited phases within the “Community”, only beginning a following phase when the previous one is significantly reserved or completed.  An investor needs to anticipate a 5 year turnaround period for return on investment.

Investment #3 offers investing into complete single family “Smart Home” houses, featuring “Safe Haven Home” design features.  Amounts for investing as an approximate estimation of the amount will be dependent on the size and scope of home built.  We are targeting  cost efficient designs with square foot minimums around 1,300 sq. ft. for the main house and an added 500-600 sq. ft. for the “Smart Home” component, for a total of approximately 1,800 sq. ft.  We anticipate ranges between 1,800 – 3,000 sq. ft. totals to be the most common sizes to be utilized.  At today’s prices, this would range between $350,000 – $700,000 investment commitment for a time frame of up to two years.

Investment Packages

We offer any individual the opportunity to become an active investor with Safe Haven Home speculation builds with a minimum $500 investment.  Larger investment tranches are most certainly invited.  For “Safe Haven Community” development, we would require a minimum $1,000 investment, although recommend a $5,000 or larger commitment.  As we shared earlier, full commitment to a single house speculation build would require the estimated cost of the house to be available.

We would like to let you know that all investors will become “owners” of the Safe Haven Community when they invest.  As such, you will become a fractional shareholder to such a property.  One thing to remember is that even as a “paper” owner to a Safe Haven Community, you will still be an owner to a “real” physical commodity.   Obviously the goal is to develop and sell the property for a nifty profit which will go directly to you to further invest with or take as needed as the house is built (various construction stages).

Lastly, funding that is not immediately needed in a specific project will be placed in a short term Treasury note bearing the current rate established at the time.  

Anticipated Investment Return

We anticipate very robust investment returns, with a goal starting from 8% upwards to as high as 15% yearly.  Under a great building environment and robust real estate climate, we could potentially achieve significantly greater results. 

Besides our shared investment program as noted earlier, we also offer single family home investment packages.  With this program, we can offer a per unit speculation package per investor (or investor group).  What this means is that you or the group devotes to build and buy a home which you anticipate to sell for profit.  Essentially, “Safe Haven Homes” will come along side and build your house as though you would simply become an owner of a “Safe Haven Home”.  However, instead of living in such a home, you put it up on the market for sale and become a seller. 

Let’s provide an example of the anticipated returns you might be able to realize with such a set-up. Let’s be conservative and say the entire project takes one year (most single family homes can be constructed in approximately 8 to 12-13 months from start to finish).  You initially reserve or buy and existing building lot that is anticipated to become available.  When the lot becomes available, you pay full purchase price (just for the lot of course).  Let’s say the land costs $50,000.  At this point, you chose the house you plan to build.  Let’s say you build a “Smart Home” costing $550,000 (including lot) and it will take a year to build.  Within a month of anticipated completion, it will be made available “For Sale”.  Generally speaking, houses take approximately one to two months to sell.  In a hot market, they can often sell within a day.

We believe a “Safe Haven Home” built with a “Smart Home” concept design located in a “Safe Haven Community” should easily sell 10-20% higher than standard houses in surrounding areas (and possibly even higher depending on market conditions).  Hence, your completed home at $550,000 (land and house cost combined) should be able to sell between $60,500 (at 10% profit on a $605,000 sale price) to $121,000 (at 20%) profit margins.  This does not take into consideration home equity price increases which could elevate these figures even higher nor the potential popularity a Safe Haven Home in a Safe Haven Community could gather as the days become more ominous (do not miss the incredible wealth generating capability a “Smart Home” can achieve.  To find out, make sure to read the link “Become a Millionaire or More” by CLICKING HERE.  I truly believe you will be amazed).

The point is, to be able to make an additional $60,500 – $121,000 in one year or less is nothing to sneeze at.  If repeated over a 10 year period of time (encompassing 10 builds within the 10 years which equates to one house built per year), you could amass a hopeful $605,000 to $1,210,000 windfall (which equates to a 11% – 22% yearly return within a decade on a $550,000 investment. 

One thing to keep in mind is that in this instance you are investing in a physical commodity which should hold it’s value.  Not only that, other income opportunities are may be available for such a worthwhile commodity.  For example, you could use the property as an rental for investment.  Taking it a bit further, if you integrate the “Smart Home” concept using the “in-law” apartment addition, it’s possible you could use this additional component personally while still renting out the base home (obviously with tenant agreement).  As noted, numerous possibilities abound with a “Safe Haven Home”, especially when you combine it with the “Smart Home” addition.

Another view to keep in mind.  Even if the market were to “freeze” and were not able to sell your investment, you could also use it yourself as a strategic and needed “safe” home.  And with a view for investment, you can build as many of such units as you desire.  Or more conservatively, build and sell one at a time while keeping the unit available for your use as desired or needed.  As you can see, there is a good amount of flexibility in the examples  provided.

Conclusion

As the days become darker and more ominous, we truly believe a “Safe Haven Home” design will fit the needs of a home for the future.  In fact, we would say that a “Safe Haven Home” is the house of choice for the days we are living in.  Even if you discount the need for such a design criteria, a home that can provide near total independence regarding energy, water, waste, along with severe weather protections, security, etc. is still worth it’s weight in gold in any time frame.  Moreover, combining this design format with the “Smart Home Program” of enhanced income generation, we believe you will be the owner of a very needed commmodity which could well become one of your most prolific investments.
